Coop Business Manager
1. Job Description & Duties
A. Job Description: Under guidance of the MIM's Corporation board of directors, Coop Owner Members and within the limits of board policies, other cooperative documents, budgets, and legal requirements, the manager has full responsibility and, appropriate authority, unless otherwise specified, for the productive operation, growth, and development of cooperative businesses, members and volunteers.
B. Duties:
1) Planning
a. Formulates policies and procedure for board approval.
b. Develops income and expense budgets and makes long- and short- term trend forecasts.
c. Develops plans for financial requirements and use, inventory,
marketing, and introductions of new products, growth, improvements, annual meetings, future organization, and effective controls.
d. Schedules use of personnel.
e. Makes marketing studies and develops marketing plans.
2) Organization
a. Works within already established organization structure or re-organizes its present structure as needed, establishes, hires, places, trains and motivates members, employees and volunteers.
b. Appraises performance and compensates members, employees and volunteers within the parameters of the board-approved compensation, wage and salary plan.
c. Maintains effective morale in the cooperative.
3) Directing
a. Directs operations of the cooperative and appropriately delegates to members and key employees, and supervises, as needed, members and key employees
b. Conducts regular member and employee meetings.
c. Initiates preparation of an agenda for board meetings in conjunction with the board chair.
d. Services customers in the absence of the members and or employees.
e. Maintains all records and files in accordance with board policy, local, State, and Federal regulations.
f. Designs and or prepares merchandise displays.
g. Maintains projected cash flow disbursements.
h. Uses services of members to help on special committees and programs.
i. Keeps obligations on notes, bank loans, and other credit obligations in a current position.
j. Promotes adherence to the MIM's Corporation and cooperative�s philosophy, objectives, goals, and policies.
4) Coordinating
a. Participates in cooperative, community and community at large public affairs.
b. Maintains communication with the board and Coop Owner Members to get their approval, to seek their advice and counsel, and to keep them fully informed.
c. Maintains effective contact with other cooperatives and the business community.
d. Keeps in close touch with customers and members to get their advice and support, to keep them informed, and to improve their understanding of cooperative affairs.
e. Maintains effective contacts with financial lenders to get their advice, counsel, and services.
f. Keeps effective contact with suppliers to protect the appropriate source of supply.
g. Advise downtown merchants' organization and/or Chamber of Commerce retail committees on MIM�s Corporation and its cooperative entities of their activities and goals and assist in the coordination of joint promotional events, such as festivals or cooperative retail promotional events, in order to improve the quality and success of events to attract people downtown; work closely with local media to ensure maximum event coverage; encourage design excellence in all aspects of promotion in order to advance an image of quality for the downtown and MIM's Corporation.
5) Controls
a. Approves extension of credit within the parameters of board policy.
b. Reviews financial statements and takes corrective action to develop and maintain skilled business practices with appropriate PAN, as necessary.
c. Directs corrective action as specified by the board , cooperative agreement and approved by the Coop Owner Members.
d. Reviews and analyzes customer complaints and takes corrective action as necessary.
e. Approves requisitions and invoices for expenditure of funds.
f. Performs periodic reviews to assure compliance with board policies, cooperative agreement, budgets, and legal requirements.
g. Reviews financial audit reports and takes necessary corrective action.
6) Accountability
Accountable to Coop Owner Members, MIM's Place of Community Cooperative-Indiana and MIM�s Corporation
2. Qualifications
1) A Shared Household or live/work community center member
2) Novice member OR have a minimum of 6 months or more of verifiable community/ cooperative living experience
3) Verifiable 1 year of business management experience OR a minimum of 6 months in a cooperative coordinator or manager position and been productive and accountable.
4) Have taken or has scheduled to take GA Training and test
5) If GA Training and test hasn't been taken, it must be taken within 14 days or automatically forfeit Coop Business Manager Role.
6) Have taken or scheduled to take the Coop Business Management Training and test.
7) If Coop Business Management Training and test hasn't been taken, it must be taken within 30 days or automatically forfeit Coop Business Manager Role.
8) Have a working understanding of PAN.
9) Has the ability to be merciful and passive enough to be tolerant of a diversity of individual expressions.
10) Proactive and emotionally stable enough not to be intimidated by others and still be able to manage and be accountable for the Coop Business Manager duties.
11) Can commit and have the ability to work at the job full time. Strong managers make strong co-ops. Weak managers make weak co-ops. A good co-op manager should
possess all or most of the following qualifications:
a. Intelligence-able to reason through technical and administrative
problems.
b. Creativity-able to devise new methods and techniques.
c. Vision-able to look ahead at the trends in the business.
d. Leadership-able to get others to follow him or her.
e. Organized-able to carry forward the details of operating
the business.

able to deal with change.

l. Has a degree or willing to go to school to obtain one

b. Until a salary can be provided, membership fee and/or community service hours are waived.
c. A salary will be provided from the profits of the coopertive businesses, when profits are generated and approved by the board of directors.






Program Manager
1. Job Description & Duties
A. Job Description: Works closely and coodinates with the Coop Business Manager, House Manager/s, Guiding Anchor/s and MIM�s Corporation corporate management staff and voluteers to ensure shared household and live/work community members are actively engaged in program activities and that programs are equally accessible to the community at large which it also serves.
B. Duties: Is responsible to oversee the development and sustainability of an arts program with an emphasis on developing and sustaining Heart Art Productions (MIM�s Corporation corporate arts business incubator) and to develop an Arts Coordinator, Business and Economic Devlopment Coordinator and an Outreach Coordinator from within a shared household or live/work community center; and other duties as needed.
1) Support the growth and sustainability of MIM�s Corporation and its cooperative endeavors and entities.
2) Plan, develop and administrate events and workshops
3) Help with program budget projections
and solicit sponsors for events
4) Help with grant writing
5) Oversee members and employees during activities
6) Help with marketing of MIM�s Corporation programs
7) Help with advocacy efforts of MEED and their families
8) Database development and some database management and book-keeping
9) Accountability
Accountable to Coop Owner Members, Coop Business Manager and MIM�s Place of Community Cooperative - Indiana
2. Qualifications
a. A Shared Household Member.
b. Novice Member or have a minimum of 6 months or more of verifiable /cooperative living experience
c. Verifiable 3 months of management experience or a minimum of 40 hours in another house coordinator role.
d. Have taken or has scheduled to take GA Training and test.
e. If GA Training and test hasn�t been taken, it must be taken.
f. Have a working understanding of PAN.

h. Can commit and be proactive and emotionally stable enough not to be intimidated by others and still be responsible to manage and be accountable for the Program Manager duties.

k. Well developed strategic thinking skills; capacity to be flexible; desire to learn; detail oriented and dependable; ability to work independently, set priorities, and meet deadlines
l. Develop visisbility of programs and keep them visible to the community at large
m. Willing and able to use a computer OR willing and able to learn to use one
n. Assist in assessing the management capacity of major organizations and encourage improvements in the community's at larges ability to undertake joint activities such as promotional events, advertising, special events, business recruitment, parking management and so on. Provide advice and information on successful downtown management.
o. Encourage and help build a strong, productive and cooperative working relationship between MIM�s Corporation, its cooperatives and community at large interests and local public agencies and officials.
P. Represent the community at the local, state and national levels.
Speak effectively on the program's directions and findings.
q. Participates in personnel and project evaluations, as needed.
r. Should have education and/or experience in one or more of the following areas: Economics, finance, public relations, design, journalism, planning, business administration, public administration, retailing, volunteer or nonprofit administration and/or small business development.
s. Understand the issues confronting downtown business people, property owners, public agencies and community organizations.
t. Be entrepreneurial, energetic, imaginative, well organized and capable of functioning effectively with little supervision.
u. Excellent verbal and written communication skills.
v. Request and fill out a job inquiry and present a written or typed essay 500 words or more why you want to be the Program Manager.

3. Compensation
a. Room and board in a cooperative house with social support
b. Until a stipend can be provided, membership fee and/or community service hours are lowered to 1/2 time.
c. A stipend will be provided from the profits of the cooperative businesses, when profits are generated and approved by the board of directors.






Arts Coordinator
1. Job Description & Duties
A. Job Description: Under the guidance of the Program Manager , the Arts Coordinator is responsible for the productive operation, growth, and development of corporately owned and incubated cooperative art/music businesses, art programs and its members and community at large who it serves.
B. Duties: Work cooperatively with Program Manager, House Manager/s and members to
1) Brainstorm to develop and sustain an art/music program to include cooperative businesses
2) Help to facilitate festivals
3) Participate in and promote art program
4) Meet and collaborate with other community at large art program personnel
5) Attend all program meetings
6) Accountability
Accountable to Program Manager
2. Qualifications
a. A Shared Household Member.
b. Novice Member
c. Has a passion for art/music
d. Has the ability or willing to be trained for the job of Arts Coordinator
e. Have taken or has scheduled to take GA Training and test.

A. Job Description: Under the guidance of the Program Manager, the Business and Economic Development Coordinator is responsible for the productive development, operation, growth, and sustainability of cooperative businesses, members and community at large who it serves.
B. Duties: Work cooperatively with Program Manager, House Manager/s and members to 1) Brainstorm to develop and sustain a Business and Economic Development Committee to develop and sustain cooperative businesses. Work cooperatively with Program Manager, House Manager/s and members to

Out Reach Coordinator
1. Job Description & Duties
A. Job Description: Under the guidance of the Program Manager , the Out Reach Coordinator is to aide in strengthening, creating and supporting local efforts of civic organizations and community leaders working for the betterment of the community served by Mercy International Ministry�s Corporation and their cooperatives.
It is to assist in improving the cooperative and community at large as related to housing and residential program services and serve as an assistant liaison for the cooperative with community stakeholders for communicating issues relevant to community concerns and issues.
B. Duties: Work cooperatively with Program Manager, House Manager/s , members and MIM's Corporation corporate management staff to
1) Conduct community outreach to ensure maximum member and community participation with respect to a wide range of membership issues including, but not limited to crime, safety, health, neighborhood improvements and relationships with business and other organizations that provide services
2) Assist groups in engaging members.
Groups include block and street clubs, civic associations, and special interest groups
3) Provide assistance and growth of cooperative members and community at large it serves to strengthen and expand existing groups increasing community activism and providing technical assistance as able
a. Collect, receive, distribute & send thank you notes for re sources and donations
b. Develop, maintain list and visit former Shared Household Cooperative Members
c. Visit members and others affiliated with cooperative in hospitals, jail and other residential programs, etc.
d. Develop and help facilitate annual block party/s
e. Assist with new member assimilation
f. Assist liaison activities between Cooperative and Community at large
g. Assist with developing and promoting positive image of Cooperative
h. Meet with other community at large Out Reach personnel
i. Develop other outreach efforts as needed
j. Develop Out Reach Team

B. Duties: Work cooperatively with Program Manager, members, volunteers and MIM's Corporation management staff to
1) Coordinate and participate in gathering data and pictures to produce and circulate Neighbors Connect Newsletter
2) Produce and circulate monthly the Neighbors Connect Newsletter
3) Coordinate and participate in maintaining www.InTheKnow-SPRMPublishing.com
4) Other duties as assigned to support publishing and website efforts
5) Meet and collaborate with other and publishing personnel of the community at large
6) Develop publishing team
7) Attend all programs and house meetings

A. Job Description: Under the guidance of the MIM's Corporation Social Worker, Coop Business Manager, Coop Owner Members and Program Manager guides the work of shared household members who need gentle reminders of their responsibilities to the coop and ground the peace by being a daily living example of peace in their own lives.
B. Duties: Be an example of peaceful, positive and productive activity and encourage others to do the same.
1) Read, take GA Training when available, test and adhere to the GA Manual.
2) Attend all program and house meetings
3) Other duties as assigned
4) Accountability
Accountable to MIM's Corporation Social Worker, Coop Owner Members, Coop Business Manager and Program Manager
2. Qualifications
a. A Shared Household Member.
b. Preferably a Resident Member or Coop Owner Member, but can be a Novice Member
c. Able to relate to and interact with others in a peaceful manner
d. Have taken GA Training and test.
e. Have a working understanding of PAN.

Coop Business Administrator
1. Job Description & Duties
A. Job Description: Under the guidance of the MIM�s Corporation Board of Directors, the Coop Business Administrator is the Accountability Officer for the cooperative shared household members (SHM�s) and live/work community center members and reports to the Coop Business Manager.
B. Duties: Be an example of peaceful, positive and productive activity and hold the shared houshold members accountable to do the same.
1) Responsible to conduct weekly accountability of SHM�s and Operation Guides
2) Make reports using Accountability forms
3) Submit weekly copies of Accountability forms to MIM�s Place of Community Coopertive - State?
4) Maintain and post for members to view a SHM�s membership and Census printout.
5) Facilitate and attend all program and house meetings. Can delegate facilitation of meetings to the House Manager or Coop Business Manager.
6) Assess cooperative and its members needs, as needed or assigned. Can delegate this to the House Manager or Coop Business Manager.
7) Assist and Facilitate grant writing and grant acquisitions from the Cooperative to MIM�s Corporation
8) Accountability
Accountable to MIM�s Place of Community Cooperative - State? and
MIM�s Corporation
