House Manager
1. Job Description & Duties
A. Job Description: Manages the daily general operations of the house. Ensures the safety of the house, its members and all visitors. Train, direct and evaluate the work of other members� contribution towards general household operations. Issue verbal instructions, as needed, in a clear and easily understood fashion. Performs related duties, as needed.
B. Duties: Ensure property is - Clean, Maintained and Secure; Ensures daily adequate food supply; Attend all house meetings and facilitate them, if asked to do so by the Coop Business Manager or Coop Business Administrator; Accountability
1) Clean
a. Weekly assign and post on bulletin board a filled out Daily Duties Form for all Shared Household Members, make a copy of the form for self and give a copy to Coop Business Manager and Coop Business Administrator.
b. Refer to General Household Clean up Responsibilities for Daily Duties on bulletin board &Guiding Documents and Forms
c. Coop Owner Members are exempt from being assigned. But are accountable to be an example of helping as needed with misc. maintenance projects as stated in the Pearl House Constitution
d. Assign and train, if necessary, a Cleaning Coordinator
e. Daily remind Cleaning Coordinator of Role and Responsibilities, as necessary.
f. Daily get a completed Daily Duties Checklist Form from Cleaning Coordinator
g. Any Member, who has not completed their Daily Duties, complete an Incident Report that day, review the Incident Report with member that day, and remind the member that day of their Shared Household Responsibilities.
h. Give all the completed Daily Duties Checklist Forms and all completed Incident Reports to the Coop Business Administrator 1X per week.
2) Maintained
a. Assign, train and/or have trained, if necessary, a Maintenance Coordinator.
b. Assign Daily Maintenance Duties to the Maintenance Coordinator
c. Daily remind Maintenance Coordinator of Role and Responsibilities, as necessary.
d. Daily get a completed Daily Maintenance Duties Checklist Form from Maintenance Coordinator.
e. Give all the completed Daily Maintenance Duties Checklist Forms to the Coop Business Administrator 1X per week.
f. As needed, report and request material and /or equipment in writing to the Business Coop Manager to maintain the physical property and equipment of the house.
g. The Business Coop Manager will facilitate Major maintenance projects being completed.
3) Secure
a. Assign a locker and bed to incoming members
b. Do random checks for: stoves being turned off, when not in use; electric outlets being overburdened, etc.
c. Assign, train and/or have trained a Security Coordinator
d. Assign additional duties, to Security Coordinator, as needed.
e. Daily remind Security Coordinator of Role and Responsibilities, as necessary.
f. Observes, interacts with other house members and diverts potential physical fights, physical abuse from one member to another and theft.
g. Fill out an Incident Report for each person directly involved in all physical fights, physical abusers and thefts.
h. Give all completed Incident reports for physical fights, physical abusers and thefts to Coop Business Manager within 24 hours.
4). Ensure daily adequate food supply
a. Assign and train and/or have trained, if necessary, a Food Service Coordinator
b. Meal Plan with the Food Service Coordinator for the daily communal evening meal.
c. Grocery shop with Food Service Coordinator for communal meal foods
d. Keep a posted list on bulletin board of local "soup kitchens�, food pantries, etc
e. Form a committee, to include yourself, of other resources to obtain food, if needed.
5) Attend all house meetings.
a. Unless it is for an emergency, house meetings should have in writing a ten days advance notice.
b. One day per week to be reserved for visitors and members being voted from one level of membership to the next, if they qualify, as needed.
c. Facilitate house meetings and ensure meeting minutes are taken and safely filed, when Coop Business Manager or Coop Business Administrator is unavailable to attend meeting or if asked to do so by one of them.
d. For meetings with a ten days notice, for those without valid excuses, write and incident report on each member who was absent and turns in with other Incident Reports.
6) Accountability
Accountable to the Coop Business Manager
2. Qualifications
a. A Shared Household Member.
b. Novice Member or have a minimum of 6 months or more of verifiable /cooperative living experience
c. Verifiable 6 months of management experience or a minimum of 80 hours in a house coordinator role.
d. Have taken or has scheduled to take GA Training and test.
e. If GA Training and test hasn�t been taken, it must be taken within 14 days or automatically forfeit House Manager Role.
f. Have taken or scheduled to take the House Management Training and test.
g. If House Management Training and test hasn�t been taken, it must be taken within 30 days or automatically forfeit House Manager Role.
h. Have a working understanding of PAN.
i. Has the ability to be merciful and passive enough to be tolerant of a diversity of individual expressions.
j. Proactive and emotionally stable enough not to be intimidated by others and still be able to manage and be accountable for the House Manager duties.
k. Can commit and have the ability to follow through with being on the house property daily, available to other house members to fulfill the duties of House Manager.
l. Present a written or typed essay 500 words or more why you want the role of House Manager.
3. Compensation
a. Room and board in a cooperative house with social support
b. Accountability of Co-op fee and / or 25 hours of community service are waived, Business and Personal Development accountability is lowered to � time.
c. A stipend will be provided, when funds are available and approved by the board of directors.





Cleaning Coordinator
1. Job Description & Duties
A. Job Description: Coordinates with the House Manager to ensure Daily Duties of Household Members is completed according to Household Responsibilities Sheet and that misc. "spring cleaning" jobs get done. Performs related duties, as needed.
B. Duties: Work cooperatively with members to complete the Daily Duties assigned- Cleaning Coordinator
a. Get a Daily Duties check off list from House Manager once per week.
b. Make enough copies for the week.
c. Make two checks per day.
d. Remind members of their household responsibilities, as needed.
e. For members who seem to have a difficult time with Daily Duties, be an example of the selfless service approach. Be kind. Offer to show them how to do the job and have them help you. Work cooperatively to get the job done.
f. Daily, on each check, complete the Daily Duties check off list.
g. Daily, after both checks are completed
h. Give the Daily Duties check list to the House Manager
i. Report any reason a member personally stated to you they did not do their Daily Duties to the House Manager when Daily Duties check list is turned in.
j. Attend all house meetings.
k. Accountable to House Manager
2. Qualifications
a. A Shared Household Member.

c. Have taken or has scheduled to take GA Training and test.

Maintenance Coordinator
1. Job Description & Duties
A. Job Description: Coordinates with the House Manager, Coop Business Manager and Corporate Maintenance Officer to ensure the physical property, equipment and appliances are maintained, and in safe working condition.
B. Duties: Under general supervision, performs lead worker and skilled labor trades work necessary to accomplish the construction, maintenance and repair of the physical property, equipment and appliances; performs related duties as assigned ad needed.
1. Ensure Maintenance Responsibilities of the physical property is complete according to the property upkeep needs.
2. Performs work as needed with members to upkeep the physical property.
a. Performs and assigns maintenance works, checks work in progress and on completion; resolves work problems, provides assistance and training; interprets procedures and directives to workers and ensures safety.
b. Performs property inspections, writes work orders, assists in planning and scheduling work, coordinates work with House Manager, Coop Business Manager and Corporate Maintenance Officer and others as needed.
c. Prepares estimates of time and material costs.
d. Makes recommendations on personnel action to include work assignments, performance, evaluation, and discipline
e. Maintains accountability sheet on members who help with maintenance, work order logs and completed work report.
f. Attends all house meetings and other meetings as a representative of maintenance issues
g. Accountable to House Manager
2. Qualifications
a. A Shared Household Member.
b. Any combination of verifiable education and/or experience that has provided the knowledge, skills and abilities necessary for satisfactory job performance.
Example combinations include graduation from High School and 4 years of progressively responsible experience in property maintenance and repair work, including or supplemented by 2 years of experience in a supervisory or lead worker capacity; or any equivalent combination of education and experience
c. Possession of or ability to obtain and maintain an appropriate state driver�s license, and a satisfactory driving record.
d. Vision sufficient to read written documents, engineering drawings and road signs; speech sufficient to make oneself heard in person and over the phone; sense of smell sufficient to detect potentially harmful odors in buildings; hearing sufficient to hear verbal instructions and normal conversations over the phone and radio; mobility to enter and exit tight spaces in performance of property maintenance and inspection, climb and descend ladders in a safe manner, and walk, sit, climb, balance, stoop, kneel, crouch or crawl; dexterity sufficient to operate hand tools and other equipment utilized in the course of work. Incumbents must be able to perform heavy manual work associated with public works maintenance, which may include lifting objects weighing more than 50 pounds
e. Have taken or has scheduled to take GA Training and test.
f. If GA Training and test hasn't been taken, it must be taken within 14 days or automatically forfeit House Maintenance Coordinator Role.

Food Services Coordinator
1. Job Description & Duties
A. Job Description: Coordinates with the House Manager to
ensure daily adequate food supply, meal planning and prep and general
kitchen cleanup, maintenance and safety. Performs related duties, as
needed.
B. Duties: Responsible for safe meal planning, grocery shopping and
coordinating with the Shared Household Members the daily communal evening meal. Work includes a variety of tasks related to meal preparation.
1. Cooperate with other members to plan meals
2. Grocery shop for communal meal foods
3. Form a committee, to include yourself, of other resources to obtain food, if needed
4. Inventory and prepare foods and kitchen supplies as needed
5. Coordinate with members and participate in food preparation and cleanup.
6. Train and direct members in the preparation of meals and the cleanup of food preparation areas
7. Train and instruct members in the use and safety of kitchen utensils and equipment.
8. Keep a posted list on bulletin board of local "soup kitchens�, food pantries, etc
9. Reports initial kitchen equipment maintenance and/or repairs and personnel issues
10. Maintain safe food prep area. Promote safety awareness in the kitchen area.
11. Attend all house meetings
12. Accountable to the House Manager
2. Qualifications
a. A Shared Household Member.
b. Verifiable 6 months or more of cooking experience in an institution, health care facility, or a large scale food service operation;
c. OR Verifiable experience gained on the job in a restaurant or other job related cooking experience;
d. OR Verifiable completion of a large scale cooking course.
e. If b, c or d do not apply, a person may complete 80 hours as assistant to the present Food Service Coordinator in lieu of above qualifications.
f. Have possession of, or have the ability and willing to obtain a valid food handler�s certificate.
g. Know how to use recipes and be creative with cooking. Know how to care and use utensils and kitchen equipment; personal hygiene, sanitation, cleaners and related products and equipment; hazards of food preparation and handling; safety precautions, food preparation, handling, storage and disposal.
h. Able to train, direct and evaluate the work of others in the preparation of meals; train others in all phases of food preparation, including safety considerations and cleanup; issue verbal instructions in a clear and easily understood fashion; estimate quantities and follow recipes as needed for large scale food preparation.
i. Stand for long periods of time while performing routine or repetitive function; j. Have taken or has scheduled to take GA Training and test.
k. If GA Training and test hasn't been taken, it must be taken within 14 days or automatically forfeit the Food Services Coordinator Role
l. Have a working understanding of PAN.
m. Has the ability to be merciful and passive enough to be tolerant of a diversity of individual expressions

Security Coordinator
1. Job Description & Duties
A. Job Description: Coordinates with the House Manager and Guiding Anchors to ensure a safe and peaceful environment for visitors, members, and others. Performs related duties as assigned and needed.
B. Duties: Under general supervision of the House Manager, performs general security work necessary to divert theft and damage of property; to divert potential physical fights and is directly responsible for all security issues.
a. Assist in the interpretation and application of policies, procedures, guidelines and decisions made by consensus of the house dealing with security issues.
b. Directs others to maintain secure environment, as necessary.
c. Required to wear some type of uniform, as directed.
d. Assign others, as needed, in order to address emergency situations.
e. Reports security and emergency issues to House Manager, Coop Business Manager and any Coop Owners who reside in the shared household.
f. In the absence of the House Manager, Coop Business Manager, or Coop Owners, communicate with outside law enforcement or other parties to handle security issues, emergency and other serious disturbances and act as liaison with police and fire personnel, etc.
g. In the absence of the House Manager or Coop Business Manager, prepare Incident Reports of security issues, emergency and other serious disturbances.
h. Give Incident Reports to House Manager within 24 hours.
i. Travel between houses or properties, as needed.
j. Ensure people who do not live in the house log in on the House Sign-in Sheet when they come on the property and when they leave.
k. Attend all house meetings.
l. Accountable to the House Manager.
2. Qualifications
a. Shared Household Member OR May be employed from outside the Coop, with the Coop Business Manager, Coop Owner Members and board of directors authorization.
b. Any combination of verifiable education and/or experience that has provided the knowledge, skills and abilities necessary to be responsible and accountable, Or willing and able to be trained for satisfactory job performance.
c. Possession of or ability to obtain and maintain an appropriate state driver�s license, and a satisfactory driving record.
d.
